Basic Service Plan

Interior Services

  • Inspect all window & door seals for water leaks, damage or need to replace silicone sealant
  • Inspect kitchen sinks, shower/bath faucets and fixtures for any leaks or need to replace
  • Inspect interior walls and ceilings for water leaks, discoloration or damage
  • Inspect all flooring and tile for damage, discoloration or need to replace
  • Inspect all kitchen and bathroom water cabinets to ensure no leaks or damage
  • Inspect water heater(s) to log date of installation and report any issues of concern
  • Inspect & operate the main and/or secondary HVAC’s furnace for proper operation
  • Inspect the thermostat is properly working for both heat and cooling or need to replace
  • Inspect all rooms for water bugs, spiders, centipedes and or small rodents

Exterior Services

  • Inspect all windows, doors and garage doors for water leaks, damage or need to replace silicone sealant
  • Inspect main roof, all interfaces, all trim, sidingand gutters for signs of damage, scaling or weathering issues
  • Inspect all exterior irrigation systems for signs of damage or damaged sprinkler heads
  • Inspect all property grounds to pickup trash, check for damage or vandalism that may need repairs
  • Inspect exterior for ants, spiders, centipedes, small rodents and/or wildlife
  • Inspect swimming pool (if applicable) for any signs of damage or need to call pool company
  • Pickup mail and/or packages and forward to homeowner or place inside

Advanced Service Plan
(Includes all services in Basic Service Plan)

  • Annual seasonal home opening and closing services including turning on main water valve, testing all toilets, sinks and showers to push air and stagnant water out of all pipes
  • Inspect property and prepare for the rental season and identify all potential issues for incoming renters (if applicable)
  • Inspect property and close the rental season with a full report of any property damage, wear & tear and identify all potential issues to repair before the next rental season
  • Secure all outside furniture, sheds, plants, landscaping should a storm be expected
  • Inspect and assess storm damage your property should it occur, full report to follow

Exceptional Service Plan
(Includes all services in Advanced Service Plan)

  • All snow & ice removal throughout the year
  • Annual pressure washing at the beginning & and of the season
  • Provide annual touchup of interior painting surfaces that have wear & tear from the season
  • Manage and/or select all subcontractors for any upcoming projects or renovations
  • Provide daily on-going project management throughout the entire project
  • Provide regular pictures and videos throughout the process and forward a final report covering the entire scope of work
